Inadequate start-up funding leads to many small real estate investing business failures. Having too little money as your real estate investing business struggles to get off the ground can quickly lead to disaster. Many real estate investing business owners overlook the time gap separating the ribbon-cutting ceremony from the first quarterly flow of profits. Having only enough cash on hand for a few months rent and marketing costs will leave you vulnerable to unforeseen difficulties.
One way to handle marketing and start up costs would be to attract investors (family, friends, and others) who would invest in your business, in turn you provide them with a Return on their investment. The keys to implementing this strategy are confidence, focus and having a detailed business and Return On Investment (ROI) plan.
An alternative to finding investors is to pull money out of your home via an equity line of credit, this may not be an option and is not recommended for all real estate investors. Getting into debt is your own choice, but this may be a way for you to invest in your own business. If properly planned this can be a good strategy to weather the storm in the early months of your business and I have known several real estate investors that have done this successfully.
Finally, I will talk a little bit about what is most investors “favorite” way of funding a new business. This is the “almighty” credit card, but remember there are some negatives to doing it this way. Depending on your credit situation the interest rate can be high, and most cards do not carry a high enough balance to see you to carry your business for the first 4 – 6 months.
Running a real estate business requires more than dedication, hard work and desire. Real estate investing is measured by numbers and the success or failure of your business is too. Therefore an accurate and easy to use accounting system is a must have for any real estate investor. If you do not have this than you are making a huge mistake.
